Navigating the Lancaster County, PA Real Estate Market

What do the numbers mean?

The February stats have just been released for the Lancaster County residential real estate market. As a full-time active Realtor and team leader of 6 agents, I generally have a good sense of how the market is doing based on the activity level of our team. Lately, I've been saying that the spring market is off to a slow start, things are quieter than I like them to be and we could really use some listings. The February stats show that I haven't been imagining this slow season.

New listings are down 32.4% compared to February 2022. I should mention that February 2022 was also slow, so we now have an unprecedented low level of listing inventory. The homes that went to settlement in February were down 14% over February 2022. These are homes that went under contract between December and February, which reinforces the sluggish feeling of the market. Homes that went under contract in February were down 13.4% over February 2022. This is no surprise. If there were more than 30% fewer new listings in February, it makes sense that there would be fewer homes pending during the month.

The average sold-to-original list price ratio is 100.3%, which means the average home sold for 0.3% higher than the list price. This makes sense, too. It's been my experience with the offers I've written in February that the market is still extremely competitive for buyers. There are simply far more people interested in buying a new home than there are people interested in selling their home. Too little supply and too much demand creates a seller's market.

In many ways, this is a continuation of the ramped-up market we've experienced since the beginning of the pandemic. Even without the historically low interest rates, buyers still outnumber sellers. This market is an incredible opportunity for sellers. Prices have not declined. The Median Sold Price of homes in February was 1.9% lower than February 2022, but the year to date average home price is up 2.4%. Demand remains high, making it a favorable market for sellers.

There are opportunities for buyers, as there are in any state of the market. Some homes aren't selling as quickly, and some sellers are making price reductions, which means that buyers can potentially negotiate on price and terms. If buyers act quickly, they can lock down a contract before another buyer jumps in.

Consumer confidence is waning, the banking industry is stressed, and the economy is sending mixed signals, which may be why people are not interested in selling their home right now. According to NAR, the median number of years a seller remained in their home in 2022 was 10 years, up from 8 years in 2021. Between 2000 and 2008 the tenure was only 6 years. Nevertheless, there are still opportunities for both buyers and sellers, even in this unusual market. We have a blend of unique cultures and easy access to major metropolitan areas - yet we're not a suburb of any larger area. We have our own identity. Avoid These Earnest Money Mistakes

When it comes time to put an offer on a home they love, many buyers will include an earnest money deposit. This demonstrates to the seller that the buyer is serious enough to put money on the line. A sizable earnest money deposit can give buyers an edge over the competition, especially in a seller’s market. But there are mistakes that buyers should avoid when it comes to the earnest money deposit. Here’s what you need to know.

Not knowing what earnest money is

The most common mistake when it comes to earnest money is not knowing exactly what this deposit is. In a nutshell, an earnest money deposit is a percentage of the purchase price that is provided with an offer. It shows that you’re a serious buyer who is committed to closing on the home. That money is held in escrow during the closing process. Once you get to the closing table, the money is either returned or applied to closing costs or your loan.

Not offering the right amount of earnest money

It is typical to offer somewhere between one and two percent of the purchase price of the home as an earnest money deposit. But this can change depending on your local market conditions and how serious you are about submitting a winning offer. Offering too little can mean you lose out on the home. Offering too much can put you at risk of losing that money if you don’t close on the house. When in doubt, consult with your real estate agent on the best amount to put down for your earnest money deposit.

Not including contingencies

When you sign a purchase agreement on a home, you may opt to include contingencies as the buyer. These are conditions that must be must in order for the sale to proceed. If you don’t include contingencies in your contract and you back out of the sale, then you are in danger of losing your earnest money deposit. The seller will be legally allowed to keep the money. Be careful about limiting your contingencies when you’re negotiating the sale.

Not paying attention to deadlines

Once you sign the purchase agreement and submit your earnest money, you’ll be working your way toward a deadline. Most agreements will outline the closing process and will give a date for when you must close. If you don’t abide by this timeline and fail to close on the house by the stated date, then you could lose your earnest money deposit.

Not knowing what you really want

Finally, it is essential that you know what you are looking for in a home before you begin your search. Otherwise, you may end up putting in an offer on a home that doesn’t end up meeting your needs. Should you decide to rescind your offer for any other reason besides what’s clearly stated in your contract, then you’ll probably lose that earnest money. By knowing what you want, you can feel confident moving forward with an offer.

When is this market going to change?

You know the old saying: when life gives you lemons, make lemonade. When life gives you an impossible real estate market, hang on for a wild ride. If you hang on long enough, you will find a home. And you’ll have some incredible stories to share with your friends and family of the real estate adventures you had along the way.

There are signs of a slight slow down in the real estate market. A small reduction in showings and fewer competing offers. The demand is not going anywhere, though, so don’t expect a dramatic change. If you hang in there long enough you’ll write the right offer at the right time and it will be accepted.

The market statistics are in for June. The average days on the market for the 666 homes sold in Lancaster County during the month of June was 16, compared to 44 days last year. $296,678 was the average home price in June, compared to $265,979 last year. The average home sold for 4% over list price. Yes, the average home sold for well over the asking price.

We watch these statistics each month to see what is trending in the market. I suspect the average sale price is ready to inch up more slowly than it has been for the last year. Screen in Your Porch

Do you feel like you’d get more use out of your porch if it were screened in? Screened in porches combine the best of indoor and outdoor rooms, and they can be affordable if you already have a porch. Here’s what to expect if you decide to take on the project this summer.

Costs

First, let’s look at the costs associated with enclosing your existing porch. The cost will be dependent on the size of your porch, the type of materials you choose, and whether or not you hire a contractor to complete the project. According to ImproveNet, the cost of materials to screen in a 200 square foot porch range from $470 to $680. Associated labor costs, should you choose to hire a pro, will run you about $350. To compare, if you were to build a new screened-in porch from scratch, the cost would average about $70 per square foot.

Permits

The next order of business when deciding to screen in your porch is to check local building codes. You need to make sure you secure any permits that may be required. Although it may seem like screening in an existing porch isn’t a major job, it’s always better to err on the side of caution.

Frames

Once your permits have been secured, it’s time to build the frames. Install posts to each corner that are the height you want the porch to be, which is usually eight feet. If you have an existing roof, check for damages and make any needed repairs. If you don’t have a roof, construct a triangular frame and cover with roofing materials.

Rectangular frames are constructed with pressure-treated 2x4s. The width of the frame is the same as the width of your screens. Use an extra 2×4 to install horizontally for added stability. Screw each frame into the porch floor, making sure they are level. Continue until all frames have been attached. Leave an opening for a screen door that is either 32 or 36 inches wide. Then screw the insides of the frames to each other and the corner posts for added strength. Paint or stain the frames before installing the screens.

If you are installing frames onto a concrete porch, then attach a foundation board to the cement. The frames can then be attached to the foundation board.

Screens

Once your paint is dry, screens can be installed. Cut sheets of porch screening to the appropriate height and staple to the frame. To make the screens look more finished, add trim to cover up the staples. For the door, install a standard screen door that can be purchased at any home improvement store.

Floor

Finally, don’t forget the floor! If you really want to make your screened-in porch feel like an outdoor room, then add an outdoor carpet. They can add a pop of color and really tie the room together. You can also upgrade the floor by installing deck tiles . These tiles snap together and come in a variety of styles to match your taste. Decorate with patio furniture and potted plants and get ready to enjoy your screened-in porch all summer long!

Painting Your Home’s Exterior

Is painting the outside of your home on your to-do list this summer? There’s nothing that spruces up the exterior more than a fresh coat of paint, especially if you’re getting ready to sell. If you’re planning to do the painting yourself instead of hiring a professional, follow these tips to get the job done right.

Prepare the surface

Just like painting interior walls, it’s essential that you prepare the exterior before painting. Your finish will not look as good or adhere as well if you don’t take this critical step. Check for areas with mold or mildew and kill it with a bleach solution. Check for chipping or peeling paint and pressure-wash the entire outside. You want to make sure you remove all the dirt and loose debris before you begin.

Make repairs

Even though you’ve prepped the surface, you’re not ready to grab the paintbrush just yet. Now is the time to repair any issues that you find. Seal cracks around windows, doors, and molding with caulk. Patch holes in stucco with new stucco and give it ample time to cure. Replace rotted wood and sand wood surfaces that you’ll be painting. Cover windows with plastic sheeting.

Start with a prime coat

After making all the needed repairs and giving everything time to dry and cure, it’s time to add a coat of primer. Primer gives you a nice clean surface to begin with and will make your final coats look much better. If you’re painting vinyl or wood siding, choose a latex primer.
